Location/Zoning Most houses are located in a zoning area where businesses are quite limited, so as to protect the use and enjoyment of other residential properties.
Some Important Questions to Ask:
Are you in a municipality? If so, check with the town hall to see if you are allowed to operate out of your home.
Are there any private covenants? Check your deed or the record plat to see if there are any subdivision covenants which prohibit a business in the house. Check with your homeowner association. Check to see if a covenant has been recorded as a separate document.
Do zoning regulations allow it? Determine the zoning of the property and ask Zoning Staff to assist you in determining if it is a permitted use at that location. If a special exception or variance is required, you may be referred to the Board of Appeals.
