Overview

Calvert County created the first land preservation program in Maryland and currently has the most active transferable development rights (TDRs) program in the state. The TDR program allows a land owner to sell the development potential to another party.  The sale requires the recording of restrictive covenants in land records permanently subjecting the property to development restrictions in perpetuity.  Subject to County regulations, a TDR purchaser can use TDRs to attain higher lot density on another property.  The TDR program goal is to deter development of farms and forest lands to areas targeted for residential and commercial growth.  The County's program works toward a goal of 40,000 acres preserved by partnering with other local organizations including:

Fiscal Year 2017 Purchase and Retirement (PAR) cycle Now Accepting Applications!

On August 23, 2016 the BOCC approved the PAR purchase price of $3,750 per TDR and to purchase up to 10 TDRs per applicant and an additional 5 TDRs for first time sales until funding is exhausted.  Applications will be accepted until December 2, 2016.  The application can be downloaded from the link below.

The Land Preservation Committee, Calvert County Community Planning and Building and the Calvert County Division of Natural Resources are organizing a workshop to benefit Land Owners in Calvert County.  The workshop is being hosted by the Calvert Nature Society.  For more details and registration please visit their webpage at: 

www.calvertparks.org

The workshop will be a casual, informative evening with local and regional agencies, nonprofits, and other landowners in the County.  Presentations will cover topics including estate planning, conservation easements and cost share programs.

Hope to see you there on November 17th at Kings Landing Park from 5:30pm to 8pm.
